Don't Panic over Interest Changes

As interest rates go up and the prices go down eventually they will balance out and we'll be closer to balancing out. I personally am dealing with a fix and flip and since I started I've seen the interest rates go up 3 plus points and the value of my property go from a ARV (after rehab value) from $390k to $325k. So what do I do??? I stay the course because it was a good enough size of the house I'm able to add 2 bedrooms in the lower level and bring the value of the propertyup enough so I'm back in the game again. I went from a 3br 2 bt to a 5br 3 bt and retain my original ARV. This is the importance of keeping our ARV of 65% so when things like this happen we have room to adjust to circumstances.

Realtor Expereince
l was a realtor for 10 years I worked 5 years with Custom Reality mostly with Investors and 5 years with Brook Park Reality where I was selling New Construction Homes. I went through many of experiences with folks that had all kinds of situation and things in their past. Most the time we were able to solve the situation. We had to get pretty creative as interest rates made it up to 22% I believe. I know when I bought that first house they were 18% and I had to buy down the interest so we could qualify. I helped many a new time home owners through those tough times and I believe we'll be facing them soon again with the impact of the pamdemic arising. sSo if your struggling feel sorry for the delay that stopped you from seeing the real goal sooner.
Home Builder and Remodel
I started my remodeling career in 1984 with a General Partnership. We would buy distressed homes, fix them and reposition them back on the market. WE did a few New Construction work commercially. My transition came about 6 yrs later working with Investors and one needed a builder a Realtor to help get his pre-builts (Spec's) and presolds done. I eventually got everything sold out and lots were all gone. I purchased his last phase of the development from him and became a Land Developer and A Home Builder. I also worked as a site supervisor with Habitat for Humanity on both New Homes and existing ones. I have also worked as a Sub-Contractor for HUD during floods we had in my area.
Investor Expereince
I would have to say this has had more challenges than I ever expected. My first house I bought from my folks and I turned it into rental and a few years later I lost it in forecloseure. Devistating expereince to say the least. A year later we lost our Primary home. Trying to live on Commisions and profits is a tough job especially for new Investors. So home owners facing the loss of your home I definately understand. I kept my head up inspite of the circumstances. I learned how to endure. We had many succesful expereinces since those days, both in business and personal life. I stayed with Investing along with remodeling for many more years. In 2005 I got sick. We were living our dream life but we had enough assets to see us through, I went on to form this company in 2016 to help fund what my family lost. So no matter what keep on moving. Don't stop to dwell on the spot where you stumble and fell, pick yourself up Feel sorry for the delay that stopped you from seeing the real goal sonner. We've been able to help many of families along the way and that truely is the reward.
